Please read these Terms and Conditions carefully before using our services. By instructing Alexandria Hamilton to list your property, you agree to be bound by these terms.
Alexandria Hamilton is a licensed UK estate agency registered in England and Wales (Company No. 16936042). Our registered address is 71-75 Shelton Street, London, WC2H 9JQ. We are registered with the Information Commissioner’s Office (ICO) under registration number ZC075827.
We provide estate agency services including property listing on Rightmove, automated pricing reports, buyer enquiry management, offer management, and optional add-on services including professional photography, EPC certificates, floorplans, For Sale boards, and accompanied viewings. Our core listing service is provided for a fixed fee of £495 (inclusive of VAT where applicable). Add-on services are charged at the prices displayed at the time of purchase.
By completing our online submission form and paying the listing fee, you are instructing Alexandria Hamilton to act as your estate agent for the property described. You confirm that you are the legal owner of the property, or have the authority of all legal owners to instruct us; that all information you provide about the property is accurate and complete to the best of your knowledge; that you have the right to sell the property and it is free from undisclosed encumbrances that would prevent a sale; and that you will inform us promptly of any material changes to the property or your circumstances.
The listing fee of £495 is payable at the point of instruction, prior to your property being listed on Rightmove. This fee is non-refundable once your listing has gone live on Rightmove. Add-on services are charged at the prices stated at the time of booking. We do not charge commission on the sale of your property. Our fee is fixed regardless of the final sale price achieved.
We aim to list your property on Rightmove within 24 hours of receiving payment and your approval of the listing content. This timescale is a target and not a contractual guarantee. Your listing will remain active on Rightmove for a period of up to 6 months from the date of first publication, unless your property is marked as sold subject to contract or you withdraw your instruction.
Our automated pricing reports are generated using publicly available data from HM Land Registry and are reviewed by a qualified agent before being provided to you. They are provided for guidance purposes only and do not constitute a formal RICS valuation. We make no guarantee that your property will achieve the prices indicated.
Alexandria Hamilton manages all buyer enquiries received through Rightmove and arranges all viewing appointments on your behalf. On the day of the viewing, you are responsible for conducting the viewing yourself unless you have purchased our Accompanied Viewings add-on service. Where the Accompanied Viewings add-on has been purchased, a viewing agent will attend the property and conduct the viewing on your behalf. You are responsible for ensuring the property is accessible at the agreed time.
All offers received through Rightmove enquiries will be communicated to you promptly. We will provide support and guidance during offer negotiation but the decision to accept, reject, or counter any offer rests entirely with you. We are required by law to pass on all offers received in writing, regardless of whether you have accepted a previous offer.
You may withdraw your instruction at any time by notifying us in writing. If you withdraw after your listing has gone live on Rightmove, the £495 listing fee is non-refundable. If you withdraw before your listing is published, we will consider refund requests on a case-by-case basis.
We will carry out our services with reasonable skill and care. However, we do not guarantee that your property will sell within any particular timeframe or at any particular price. Our liability to you in connection with our services is limited to the total fees paid by you to us. We are not liable for any indirect or consequential losses. Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other matter where liability cannot be excluded by law.
If you are unhappy with our service, please contact us at hello@alexandriahamilton.co.uk. We will acknowledge your complaint within 3 business days and aim to resolve it within 15 business days. If we are unable to resolve your complaint to your satisfaction, you have the right to refer it to the Property Redress Scheme (Membership No: PRS056063) at theprs.co.uk, or by post at The Property Redress Scheme, Premiere House, 1st Floor, Elstree Way, Borehamwood, WD6 1JH.
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
