Conveyancing Timelines for Buyers and Sellers

Conveyancing is the legal transfer of ownership. Timelines vary widely, but most people will recognise a few common milestones after an offer is accepted.

Draft contracts and enquiries

The seller’s solicitor prepares a draft contract pack. The buyer’s solicitor raises enquiries based on the paperwork and any survey results.

Searches and mortgage

Buyers typically rely on searches (for example local authority) and a mortgage offer that fits the property. Delays here are common and not always anyone’s fault.

Exchange and completion

Exchange of contracts makes the deal legally binding. Completion is usually a few days or weeks later, when money moves and keys are released. Your solicitor will confirm the exact dates.
